The short answer: a kitchen renovation in Hamilton usually takes 3 to 6 weeks on site, a bathroom around 4 weeks, and a full house renovation 12 to 20 weeks. Once you add design, any building consent and lead times for joinery and fittings, the all-up timeline is closer to 3 to 5 months for a kitchen, 2 to 4 months for a bathroom and 4 to 9 months for a whole home.
The on-site number is the one most people ask about. The all-up number is the one that decides whether you are cooking in your new kitchen by Christmas. This guide covers both for each type of project, explains why kitchens and bathrooms take longer than they look, and shows when doing more than one room at once actually saves time.
Renovation timelines at a glance
| Project | Time on site | All up, including design and consent | What sets the pace |
|---|---|---|---|
| Kitchen renovation | 3 to 6 weeks | 3 to 5 months | Joinery lead times and benchtop fabrication |
| Bathroom renovation | Around 4 weeks | 2 to 4 months | Waterproofing, tiling and consent for plumbing changes |
| Kitchen and bathroom together | 5 to 8 weeks | 3 to 6 months | Sequencing shared trades |
| Full house renovation | 12 to 20 weeks | 4 to 9 months | Consent, structural work and coordinating every trade |
These are typical ranges for Hamilton and Waikato homes. Older houses, layout changes and custom finishes push towards the top end. Like-for-like updates in a newer home sit near the bottom.
How long does a kitchen renovation take?
On site: 3 to 6 weeks. All up: 3 to 5 months.
A kitchen looks like a quick job because most of the visible work happens in a few weeks. The real kitchen renovation timeline is set well before anyone arrives on site.
Before the build (6 to 14 weeks)
Design and selections come first: layout, cabinetry, benchtop material, appliances, splashback and lighting. Appliances need to be chosen early, because the cabinetry is built to their exact dimensions.
Then the joinery is ordered. Custom cabinetry commonly takes 6 to 10 weeks from sign off, which is the single biggest reason a kitchen takes months rather than weeks. If you are moving the kitchen to a new part of the house, removing a wall or relocating plumbing, you are likely to need building consent as well, and that runs alongside the joinery order.
On site (3 to 6 weeks)
| Week | What happens |
|---|---|
| Week 1 | Strip out, any wall or floor changes, services rough in |
| Week 2 | Linings, plastering and first coats of paint |
| Week 3 | Cabinetry installed, benchtops templated |
| Weeks 4 to 5 | Benchtops fabricated and fitted, splashback, plumbing and electrical connected |
| Week 6 | Final fix, appliances in, touch ups and clean |
The pause most people do not expect is the benchtop. It cannot be measured until the cabinetry is physically installed, and stone or engineered benchtops usually take another one to two weeks to fabricate. So there is a gap between your cabinets going in and your kitchen being usable. A good programme plans other work into that gap rather than leaving the site idle.
A like-for-like kitchen in a newer home, same layout and laminate benchtops, can be done in three weeks on site. A new layout in an older villa or bungalow, with a wall removed and new services, is closer to six. There is more on design choices in our complete guide to kitchen renovations for Hamilton homes.
How long does a bathroom renovation take?
On site: around 4 weeks. All up: 2 to 4 months.
Bathrooms are smaller than kitchens, but they are not much quicker. A standard bathroom normally comes together in about four weeks on site. A high-end bathroom can run to five, and a master suite, where the bedroom, ensuite and walk-in robe are all being reworked, usually takes 5 to 6 weeks depending on how much is being altered. Almost every trade works in that one room, in a strict order, and some of the steps simply need time to cure.
Before the build (4 to 10 weeks)
Selections for tiles, tapware, vanity, shower and toilet, plus ordering. Imported tiles and tapware can take several weeks to arrive. If you are adding a new fixture, moving the shower or toilet, or changing the layout, building consent is usually needed. Replacing fittings in the same positions generally is not, but check with us or the council before you assume.
On site (around 4 weeks)
| Week | What happens |
|---|---|
| Week 1 | Strip out, subfloor and framing repairs, plumbing and electrical rough in |
| Week 2 | Linings, then waterproofing membrane applied and left to cure |
| Week 3 | Tiling and grouting |
| Week 4 | Vanity, fixtures, shower screen, final connections and inspection |
Waterproofing is the step you do not want rushed. The membrane goes on in coats, each needs drying time, and in a consented job it is inspected before tiles go over it. It is a few days on the programme and it protects the whole room for decades.
Older Hamilton bathrooms often hide rot in the floor or framing around the shower, usually from years of small leaks. Finding it adds a few days, which is why we always build a little slack into a bathroom programme. Our guide to bathroom renovations in Hamilton covers layouts and finishes in more detail.
How long does a full house renovation take?
On site: 12 to 20 weeks. All up: 4 to 9 months.
A whole home renovation follows the same stages as a kitchen or bathroom, just across the whole house: strip out, structural work, services, linings, kitchen and bathrooms, then finishing. Building consent is almost always required, and council inspections sit at fixed points through the build.
We have covered this in detail already, so rather than repeat it here, read how long a full house renovation takes in Hamilton for the overall timeline, or what happens week by week for the on-site detail.
Why doing more at once can be faster
This surprises a lot of homeowners. Renovating your kitchen and bathroom together usually takes 5 to 8 weeks on site, not 7 to 10. A full house renovation takes 12 to 20 weeks, often less than doing the kitchen, bathroom, laundry and living areas as separate projects spread over several years.
Here is why.
- One design and consent process. Each separate project has its own design, selections and, often, its own consent. Combined, you go through that once.
- Trades overlap. While the tiler is in the bathroom, the cabinetmaker can be installing in the kitchen. The electrician and plumber rough in both rooms in the same visit instead of coming back months later.
- One strip out, one mess. You live through the dust and disruption once rather than two or three times.
- No undoing earlier work. Staged renovations sometimes mean opening up a finished room to run services through to the next one. Planning the whole house at once avoids that.
Staging still makes sense for some families, especially if the budget needs to be spread out or you need to stay living in the house. The key is to plan the full scope up front, even if you build it in stages, so each stage sets up the next one. That is the approach we take on our full house renovations.
What makes each type of renovation take longer?
| Delay | Kitchen | Bathroom | Full house |
|---|---|---|---|
| Late selections | High impact | High impact | High impact |
| Joinery lead times | High impact | Low to medium | High impact |
| Hidden rot or water damage | Medium | High impact | High impact |
| Asbestos in older linings | Medium | Medium | High impact |
| Building consent | If layout changes | If plumbing moves | Almost always |
| Weather | Low | Low | Medium, for exterior work |
In our experience across Waikato homes, the single most common cause of a slow kitchen or bathroom is selections made late. The second is what we find behind the walls in houses built before the 1990s, including wiring, borer and asbestos. Our article on asbestos in Hamilton home renovations explains what to expect if it turns up.
How to keep your renovation on schedule
- Make your selections before the build starts. Tiles, tapware, benchtops, appliances and paint colours all have a deadline. Missing one stops a trade.
- Order long lead items early. Joinery and imported fittings are the fixed points in your calendar.
- Avoid changes once work is underway. A change on paper costs nothing. A change after framing or tiling costs time and money.
- Have one person managing every trade. Kitchens and bathrooms involve six or more trades in a small space. Sequencing them is what keeps the job moving.
That last point is where most of the time is won or lost, and it is why we manage the whole project rather than just the building work. With 26 years in the building industry and 13 of those renovating Waikato homes, we plan the programme around what your house is likely to throw at us. As one of our clients put it, all the tradespeople were “professional and on schedule”.
Frequently asked questions
How long does a kitchen renovation take in Hamilton?
Around 3 to 6 weeks on site, and 3 to 5 months all up once design, any consent and joinery lead times are included.
How long does a bathroom renovation take in Hamilton?
Around 4 weeks on site for a standard bathroom, or 5 to 6 weeks for a master suite with ensuite and walk-in robe, and 2 to 4 months all up once selections, ordering and any consent for plumbing changes are included.
Is it quicker to renovate the kitchen and bathroom at the same time?
Usually, yes. Doing both together typically takes 5 to 8 weeks on site, because trades can work in both rooms in the same visits and you only go through design, consent and strip out once.
Do I need building consent for a kitchen or bathroom renovation?
It depends on the scope. Replacing cabinetry or fittings in the same layout generally does not need consent. Removing walls, moving plumbing or adding new fixtures usually does.
What is the longest part of a kitchen renovation?
Joinery lead time. Custom cabinetry commonly takes 6 to 10 weeks to make after sign off, then benchtops take another one to two weeks to fabricate after the cabinets are installed.
Can I live at home during a kitchen or bathroom renovation?
Often, yes, with some planning. A temporary kitchen in the laundry or garage helps, and if you only have one bathroom you will need a plan for the weeks it is out of action.
